CA Nolte & Rossouw was founded in 1997 and evolved into CA Nolte & Rossouw Inc.

During the 29 years of its existence CA Nolte & Rossouw Inc has established itself as a legal service provider specialising in property matters by rendering service to private individuals, corporate clients, property developers and financial institutions.

Due to our practical experience (including our on hands exposure to property development, rezoning and townplanning) we are able to provide comprehensive assistance, solutions and service to our clients.

Thenel Rossouw was admitted as an Attorney, Notary and Conveyancer during 1997 and joined Carel Aron Nolte which partnership was later dissolved and CA Nolte & Rossouw Inc was established. Carel Aron Nolte is a Valuer and associate of CA Nolte & Rossouw Inc.

The supporting staff consists para legals, conveyancing typists and locums who harbours the same passion for property law.

Our clients have qualified access to the principal partner and enjoy advice from our highly experienced team.

Agreements

We cover inter alia the preparation and settlement of Agreements of Sale of movable and immovable property, Partnership Agreements, Sale of Shares, Share Holders Agreements, Cessions (for security or otherwise), Loan Agreements, Acknowledgements of Debt, registration of Inter Vivos Trusts and the like.



Residential Property

Not only do we attend to the legal processes relating to freehold property but also transactions involving sectional titles, clusters, transfers of property due to termination of relationships, divorce, deceased estates and insolvency/liquidation, transfer of undivided shares in property and notarial related functions eg Registration of Usufructs.



Bond Registrations and Cancellations

Serving on the panel of attorneys for Absa Bank, Nedbank and Standard Bank enables us to register various mortgage bonds over immovable property. We also attend to the cancellation of bonds passed in favour of these banks. We further attend to preparation and registration of private bonds and notarial bonds.



Developments

We attend to the conversion of farmland to townships, Opening and registrations of Township Registers, Opening and registration of Sectional Title Registers, Registration of Body Corporate Rules at the Ombudsman. Registration of subdivision of property (splitting of a parcel of land into 2 or more portions) and consolidation of property (joining of 2 or more portions of land into one), Notarial Tie of property not capable of being consolidated, Registration of Non Profitable Companies for Home Owner’s Associations



Antenuptial Contracts, Last Will and Testaments

We attend to notarising and registration of Antenuptial Contracts and the drafting of Last Will and Testaments, creating a Testamentary Trust.



General Legal Services

We render further legal service extending to Lease Agreements, Applications to replace lost title deeds and rectification of errors in title deeds and other immovable property related documents, Notarising documents for international use.

Thenel Rossouw

Director

Thenel has been in practice as an attorney, notary and conveyancer since 1997 and holds a B.Proc degree from UJ where she received the top BProc student of the year award in 1995

To compliment her knowledge, extensive experience and abilities, Thenel is an articulate and precise communicator and is meticulous in executing client objectives.

The candidate attorney(s), junior attorney(s) and conveyancing typist(s) report directly to Thenel.

Beyond Thenel’s work, she enjoys reading non fiction, jogging, gym, hiking, golf , horse riding and spending time with friends, family and her pets.

Sune van Ellewee

Attorney, Notary, Conveyancer

Sune completed her LLB degree at the North-West University Potchefstroom in 2017 whereafter she obtained LLM degree at the same university in 2020.

She was welcomed into the profession as Attorney and Notary in early 2021 and commenced her own legal practice shortly after admission. Her achievement as Conveyancer was celebrated in August 2022 and she joined the CA Nolte & Rossouw Inc-Team as Locum in May 2024.

Sune is quite an extrovert and enjoys spending time with friends and colleagues. She is most observant with logical interpretation in both professional and personal life.

Jessica du Preez

Locum: Junior Conveyancer, Attorney, Notary

Jessica matriculated from Monument High School in 2008 and commenced studying her LLB through the North West University Potchefstroom in 2009. She completed her LLM degree in Commercial law at the University of Johannesburg.

During 2015 she was admitted as an Attorney. During 2016 she was admitted as a conveyancer and notary.

Jessica has since been practising as a junior conveyancer and notary and is currently focusing on property specializing in: Bonds, transfer and bond cancellation.

With a strong and dedicated interest in Law Jessica enjoys spending time with her twins, family and friends and is keen a runner when time permits!

Jacques Smit

Paralegal

Jacques matriculated from Andrew Rabie High School in Port Elizabeth in 2007. Having relocated to Johannesburg during 2008, he commenced his career in Property Law attending to registrations of bonds, transfers and bond cancellations.

With more than 11 years’ experience in the field Jacques enjoys his career as well as working out at gym, spending time with family and friends and watching a variety of sport.

Thembi Nhlapo

Bond Cancellation department

Thembi matriculated in 1992 from Lamula Jubilee High School in Soweto and thereafter studied at Intec College :Diploma in Child Development and Psychology (1999)

During 2004 the Property Law “bug” got hold of her and she commenced her career as a Bond Cancellation Typist.

With 17 years’ experience in the evolving Property Law Thembi has enjoyed the journey and gained extensive knowledge.

When not being emerged in her career : Thembi enjoys spending time with her daughter and family as she is family orientated. Thembi further enjoys good food, music, good company, is big on “me time”, binge watch series on Netflix or tuck into a good book (real life stories) with a glass of wine.

Thembi lives by the motto : “Be you – the world will adjust”

Lindiwe Mthembu

Bond department

Lindiwe matriculated at Edith Hinds High School in Johannesburg. In 1998 she attended Damelin college and secured a Diploma in Banking.
In 2004 she attained a Diploma in Business Management from Birnam College.

Lindiwe’s conveyancing career commenced in 2006 and she is now experienced in bond registrations with the 4 major banks, bond cancellations and transfers.
Lindiwe enjoys her career and mostly specialises in bond registrations.

Outside of work, Lindiwe loves spending time with her family and adores her 2 beautiful daughters.

She also enjoys socialising, shopping and listening to music.

Elaine Harris

Conveyancing Secretary

Elaine has 30 years experience in conveyancing specialising in transfers.

Whilst having retired in 2023 and enjoying the particular season the desire to make a positive contribution prompted her to return to conveyancing during 2025, when she joined CA Nolte & Rossouw Inc as a conveyancing secretary.

Elaine enjoys spending time with family, friends, pets and her church community. She has a passion for nature and in particular the Kruger National Park.

Elaine loves life and lives it to the fullest.

Henki Jacobs

Bookkeeper

Henki is an experienced legal bookkeeper with 16 years of experience in this field.

She is an outgoing person with a passion for her people, friends, reading, and Pilates.

Henki has a great love of animals.
